Getting started
Is a buyer's agent actually worth it?
You can do this yourself - plenty of people do. Where it goes wrong is buying the wrong asset for your profile, in the wrong location, at the wrong price, or in the wrong market cycle - a property that blocks the next purchase instead of funding it. Our job is making sure each purchase is the right move in a bigger plan, and moves you closer to your goals.
How are you different from other buyer's agents?
Most agents are built around the next transaction. We're built around your next ten+ years - every property has to earn its place in a portfolio and set up the one after it. We're investors ourselves, boutique by choice, and you deal with the people doing the actual work, not a call centre.
I'm just starting out - is this right for me?
This is exactly what we specialise in, and we remember how confusing starting out can feel. Getting your first purchase right sets the tone for everything after it, so we go deep on strategy with you first - your position, your goals and the plan to get there - before a single property is sourced.
I already own a property - can you still help?
Yes - that's most of our clients. Owning one or two properties and not knowing what to buy next is the exact problem we solve. We look at what you hold, how it's structured, and map what should come next.
What actually happens on a Discovery Call?
It's a free 15-minute call to understand where you're at, where you want to get to, and whether we're the right fit. No pressure and no obligation - if it's not a fit, we'll say so. If it is, we map the next step together.
How much do I need to get started?
We typically see clients get started with around $90k of capital - some with savings, others using equity in a property they already own. Working out what's realistic for you is exactly what the Discovery Call is for.
The process
Where do you buy?
Wherever the data and your strategy point. We buy across all Australian states and territories - no home-market bias, no one-suburb specialty to sell you into. We put months of research and boots on the ground into every market we operate in.
How long until you find me a property?
Once your game plan is locked in, most clients are reviewing a deal within weeks - and we typically secure within four to six. No six-month waitlists, no pipeline of hundreds of clients where you're just a number.
Do I have to inspect the property or fly out to see it?
No. Sourcing, inspections, due diligence and negotiation are all handled for you. Plenty of our clients buy in markets they never set foot in - that's the point of a done-for-you service.
What if I don't like the properties you present?
You're never pushed into anything. We only bring you properties that fit the agreed strategy and stack up on the numbers, and nothing proceeds without your sign-off. If it's not right, we keep looking.
How involved do I need to be?
As involved as you want to be. We handle the legwork; you make the final call on each purchase. Education runs through the whole process, so you always understand the reasoning - but you're not the one researching or chasing agents.
What happens after settlement?
We don't disappear at settlement. We stay in touch, monitor your position, and help you plan the next purchase when the time is right, so the portfolio keeps building.
Fees & the fine print
What does it cost?
We operate on a fixed-fee structure: a small engagement fee to commence the process, and a success fee once your purchase goes unconditional. Never a percentage of the purchase price, so our incentive is never to spend more of your money.
How do I know you're working in my best interest, not just making a sale?
We work only for buyers, never for vendors, so our advice always sits on your side of the table. Our fee is fixed and never a percentage of the price, which removes any incentive to see you spend more. You get full transparency the whole way, with clear reasoning on every property we put in front of you.
Are your fees tax-deductible?
This is general information, not tax advice - your accountant is the right person to confirm your situation. As a general rule, buyer's agent fees on an investment property usually aren't an immediate deduction, but they can often be included in the property's cost base, which may reduce capital gains tax when you eventually sell. On a home you live in, they generally aren't deductible.
Do I need financial or tax advice?
Yes. Nothing on this site or from our team is financial, tax or legal advice - it's general information only. Property is a serious, long-term commitment, so be realistic about what you can afford, weigh the risks, and get advice from qualified professionals for your situation.
Finance & your team
Do I need finance pre-approval before we start?
Not for the first conversation. But your borrowing capacity shapes the whole strategy, so it's one of the first things we sort - often with one of our trusted brokers - before we start sourcing.
Can I use my own broker?
Of course. If you already have a broker, or finance approved, that's simply one less step in our process. We'll still start with the Discovery Call so we're aligned on your goals and strategy before we move.
Do you have recommended brokers, accountants and other professionals?
Yes. Buying well takes a team, and we bring trusted brokers, accountants, conveyancers, building and pest inspectors, property managers and quantity surveyors to every purchase. We take no kickbacks or referral fees for these introductions - we recommend them because they're good, not because we're paid to.
